Full management

The problems go to us, not to you

A guest at midnight, a leak, a price to adjust. Each one gets handled. You read about it on the statement, not in the moment.

At the property

  • A professional cleaning team, around 50 turnovers a month
  • Check-in, check-out and keys
  • Professional laundry for linen, plus restocking
  • Maintenance and repairs

Behind the listing

  • Listing, photography direction and copy
  • Pricing adjusted daily with demand
  • Guests, bookings and reviews
  • Guidance on licences, taxes and the legal side
  • Advice on what to improve so the property earns more
  • A guide to Mauritius in three languages, sent with every booking

Everything comes as one service, with one fee. You do not manage any of it.

04

You get paid

The transfer and the statement arrive every month. A sample is further down this page.

Coverage

We launch properties across the island

Most of the homes are along the west and south coasts and up in Chamarel. The north and east are open too, and if the property is in Mauritius we can most likely take it on.

What owners have been paid

€530,000+paid out to owners in 2025

2026 is on pace to double it, with the high season still ahead.

Names left out, numbers real, shown after platform commission and management fees.

Since October 2023

One villa, almost three years

€140,000+
more than Rs 7.5 million, averaging €4,100 a month (about Rs 222,000)

Paid to the owner across 34 months. Long term this villa would likely rent for around Rs 110,000 a month. It has paid about twice that.

First year

A resort-style villa

€6,700 a month
about Rs 362,000

The monthly average since listing in October 2025. Long term it would likely bring around Rs 250,000.

Same house, new pricing

The turnaround

+71%

The owner changed nothing. We rebuilt the pricing, and revenue rose 71% in a year.

Both owners still stay there with their families several times a year, and the houses remain impeccable, cleaned professionally, maintained, problems caught early. A long-term tenancy offers neither.

These are results, not promises. The Revenue Report shows what a comparable property could aim for.

Already renting?

The gap most listings never show you

Most owners price the calendar once and move on. The market moves every week. That quiet difference is usually a high season given away, every year.

Two minutes. You see the comparison right away, no obligation.

No surprises

Where the money goes

We are not trying to be the cheapest way to run a rental. What we work hard on is that you never wonder where the money went.

If the property earns nothing one week, we earn nothing either. Cleaning is paid by the guest in the nightly rate. Electricity, water and wifi stay with you. Everything else is on the statement, same date every month.

The full fee structure is in the Revenue Report, before you commit to anything.

Questions owners ask

Can I still use the property myself?

Yes. Send the dates and they are blocked on every platform at once, December included. The property stays yours to use.

When does the money arrive?

Platforms release a booking after the guest checks in, and the payout follows with the monthly statement.

I already work with someone. How does switching go?

We coordinate the handover with the current manager, so nothing falls between the two.

What happens to people already working at the property?

Cleaning moves to the professional team so the standard is the same in every property. Someone you trust, a gardener or a caretaker, usually stays on exactly as before.

What about the tourism licence and taxes?

We walk owners through the registration and what is required. The licence and the income stay in the owner's name, and on tax questions we point you to the right person rather than guess.

What if a guest damages something?

Our team documents it before the next guest arrives, then we file the claim and run the process with the platform, so you are not the one arguing. It is rare.

Can I leave?

Yes, on notice. Bookings already confirmed are honoured either way.

Is this everything you do?

Probably not by the time you read it. Both teams train continuously and the way we work keeps improving, so this page tends to run a version behind what we are already doing.

Who runs this

Etienne Ferrat, founder

BetterBnb exists because running a rental here meant choosing between doing everything yourself and handing it to someone who treats it as one property out of two hundred.

In 2025 the properties we manage took €723,000 in bookings. That figure is before platform commission and management fees. Every figure an owner sees from us is after both.

Free, no commitment

What could the property pay you?

A few quick questions about the property, and we build the rest by hand.

  • What the property should earn across a year, month by month
  • The nightly rate and occupancy we would aim for
  • Every fee and deduction, so the figure is what reaches you
  • What we would change first, and what it is worth

Built by hand, because an asset like this deserves more than a guess.
